1. Real Estate Representation & Agency

Lillie Ibarra is a licensed real estate agent in the State of California (DRE #02439539 / DRE #02216655) operating with the Angel and Patty Hernandez Team under Synergy Real Estate. All real estate brokerage services are conducted in strict compliance with California Department of Real Estate (DRE) regulations, the National Association of Realtors® (NAR) Code of Ethics, and federal Equal Housing Opportunity guidelines.

Submitting a form or inquiry on this website does not automatically establish an exclusive agency relationship. An official agency relationship is created only upon mutual execution of standard California Association of Realtors® (C.A.R.) representation agreements.

2. Special Promotional Offers & Incentives

a. "$100 to Meet" Offer: The $100 meeting gift card is provided to verified homeowners or qualified buyers located within Los Angeles County, Orange County, San Bernardino County, or Riverside County who schedule, attend, and complete a formal 45-minute real estate strategy consultation with Lillie Ibarra or an authorized team representative. Limited to one gift card per property address/household. Subject to qualification; not valid if you are currently under an exclusive representation contract with another licensed real estate brokerage.

b. "$1,000 Sign-Up Bonus": The $1,000 bonus is granted in the form of a lender-approved credit or direct commission concession applied at the successful close of escrow when you buy or sell a residential property through Lillie Ibarra and Synergy Real Estate. Must be reflected on final closing statements in compliance with lender and RESPA guidelines. Minimum purchase/sale transaction value of $350,000 applies.

c. Negotiable Commission & Flat Fee Options: All commissions and flat fees are negotiable by law. Specific rates and fee schedules are determined based on property valuation, marketing scope, and mutually agreed-upon terms formalized in the listing agreement.

d. Complimentary Cleaning & Handyman Services: Pre-listing cleaning and handyman services are provided at the agent's expense for exclusive listing clients upon signing an approved representation agreement. Handyman scope includes cosmetic pre-market repairs and touch-ups up to a predetermined capped allowance specified in the listing addendum.

e. "Cancel at Any Time" Guarantee: Home sellers may cancel their listing agreement at any time prior to an accepted purchase contract without penalty upon written notice, guaranteeing risk-free representation.
